Hence, the hotel consistently prioritises the health and well-being of its guests. Due to the global concern about air quality issues, the hotel recently upgraded its HVAC systems. The Requirement of St. Regis: Need for Real-Time Validation of the Air Filtration System’s Performance
Although the AHU-based filtration system was in place, the hotel faced a set of operational and perceptual challenges:
- No real-time validation: The hotel installed the air filtration system in the AHU, but understanding or identifying the effectiveness of the filtration cannot ensure better air quality for guests.
- Inability to compare indoor and outdoor air quality: As a prestigious hotel, transparency is a major point. And for the air filtration system function, they wanted to check the indoor and outdoor air quality through comparison.
- Lack of a communication mechanism for the air quality status to guests. Thus, they wanted to display the air quality data to their guest as showing the comparison between the indoor and outdoor air quality.
- Absence of trend data: Also, the trend data is not present due to no air quality monitoring. And it can also support maintenance decisions.
To bridge this gap, the St. Regis team needed a compact, accurate, and connected solution that could be integrated non-invasively into a luxury interior without disrupting operations or aesthetics.
The Prana Air Solution: Real-Time Indoor Air Quality Monitoring to Evaluate Filtration Efficiency Across St. Regis
To effectively assess the performance of the newly installed Air Filtration System within the AHUs, St. Regis Mumbai collaborated with Prana Air to implement a scalable, real-time air quality monitoring solution. The goal was to track critical air quality parameters on each floor and make this information accessible to both hotel staff and guests.
Device Used: Prana Air Squair Lite
The device selected for the project was the Squair Lite, a compact, discreet, and Wi-Fi-enabled indoor air quality monitor developed by Prana Air. Designed specifically for indoor environments, Squair Lite delivers accurate, real-time data across multiple parameters:

- Particulate Matter (PM2.5 and PM10): Indicates the presence of fine dust particles, allergens, and pollutants
- Carbon Dioxide (CO₂): Reflects ventilation effectiveness and indoor crowding levels
- Volatile Organic Compounds (VOCs): Detects harmful gases emitted from cleaning agents, paints, and furniture
- Temperature: Important for guest comfort and HVAC optimisation
- Humidity: Impacts indoor air quality, mould prevention, and overall air freshness

Each Squair Lite device was synced to the cloud dashboard, enabling engineering and facility teams to:
- Floor-by-floor data across all key IAQ parameters
- Review historical trends to monitor how air quality changes throughout the day or during events
- Receive automatic alerts in case of sudden spikes in pollutants or abnormal readings
- Export reports for performance audits or internal quality control assessments
The dashboard was designed with a user-friendly interface, allowing multiple team members to securely access and interpret data based on their operational roles.
Guest-Facing Digital Display for Transparency
To reinforce trust and promote transparency, a dedicated digital display screen was installed in the main lobby of the hotel. This screen served as a public communication tool, allowing guests and visitors to view real-time air quality data as soon as they entered the premises.

The screen showcased:
- Indoor Air Quality (IAQ) from the respective lobby on that floor, reflecting the effectiveness of the filtration system on-site
- Outdoor AQI sourced from real-time city-level monitoring data, providing a direct comparison with indoor conditions
- Live Parameters including PM2.5, PM10, CO₂, VOCs, temperature, and humidity
This visualisation made it easy for non-technical audiences—such as guests, staff, and visitors—to understand whether the indoor air quality was within safe, comfortable limits. The data was presented using colour-coded indicators, icons, and readable graphs that aligned with international air quality index standards.
